If the reality is exactly as what is mentioned in the question, this transaction is impermissible because it involves
lending money and making a stipulation to rent some agricultural land for less than its real value. Therefore, this kind of transaction involves a loan that entails interest for the lender and this is Riba (usury). May Allah grant us success.
